One model of the property, not four copies.

Most portfolios run on a spreadsheet for the budget, an accounting system for the entries and a mailbox for everything else. Each holds its own version of the same unit, and they rarely agree.

Matrikel keeps the unit in one place. When the rent is adjusted, the invoice, the ledger and the notice letter all know the same thing, because they read the same row.

From rent invoicing to bank reconciliation to the dunning sequence. An entry can be opened and followed back to its source document and to the person who approved the step.

The ledger is built on double-entry bookkeeping and exports to your auditor as SAF-T.
